All cancellations must be in writing. If the booking originated from a third-party booking site, such as VRBO or Airbnb, please refer to the cancellation policy shown in your account.
Stays less than 28 nights:
- Cancellations at least 30 days before the start of the stay will receive a full refund, less the credit card processing fee (if applicable).
- Cancellations at least 14 days before the start of the stay are subject to a cancellation fee of 50% of the advance rent paid, less the credit card processing fee (if applicable).
If the cancelled dates are completely rebooked at the same rental rate or higher, a full refund will be processed, less the credit card processing fee (if applicable).
Stays of 28 nights or more:
- Advanced rent is non-refundable for stays of 28 nights (4 weeks) or more.
If the cancelled dates are completely rebooked at the same rental rate or higher, a full refund will be processed, less the credit card processing fee (if applicable).
PLEASE NOTE: Refunds from a cancelled reservation may not be used to re-book the same property for the same dates at a lesser rate. In this case, the cancelled reservation may be reinstated at the original booked rate.
Hurricane/Storm Policy
Hurricane season is June 1 through November 30 each year.
- In the event of a mandatory evacuation, refunds will automatically be issued for unused nights.
- No refunds will be given for any other storm-related reason, including but not limited to voluntary evacuation, flooding, loss of outdoor amenities (such as pools), etc.
If a storm impacts Anna Maria Island during your stay and there is NOT a mandatory evacuation, we advise all guests to do what they feel most comfortable with. However, choosing to leave does not change our refund policy outlined above.
We STRONGLY ENCOURAGE guests to purchase travel insurance as the coverage is much broader. In the case of a mandatory evacuation, they may also cover your airfare and other trip-related cancellations, for example.
